Foremost among these methods are the provisions under the government's guidelines established in 1982 that allow access to “Accredited Investors”, and others from the private sector, for equity and/or debt investments.
This legal provision allows entrepreneurs, including commercial real estate owners/purchasers, business owners/buyers, and other entrepreneurs, to raise funds from private investors by using special loan documentation and packaging. We have over 12 years of experience working with these special financing packages. The major component is the preparation of comprehensive legal documentation that includes a number of specialized disclosures, agreements, forms, and a simple business plan for the request. Then we submit to our private sources for final investor approval and closing.*
Private investors are not as tough on underwriting as banks. Terms are more lenient and the real estate, business, or opportunity under consideration is the primary basis for the deal; not credit or other peripheral issues. During the last 5 years $70 Billion to over $100 Billion has been raised each year among private investors using this form of financing! This strategy may be new to you but it is not new to the investment community. With this legal documentation you may seek loans or you may offer investors equity (with terms the client decides to offer) to a number of private investors…investors that you had no access to before meeting us!
